Access to the property
· Access to the property is via a private gravel drive - 100m
· A private garage and parking space for two cars on the driveway
· The main front door looks onto the garden and there is a flat concrete path running from the front door around the property to the garage and alongside the conservatory to the driveway. There is a 10 metre walk from the drive/garage to the front door, a 5 metre walk from the driveway along the concrete path
· There are two steps into the property - 25cm and 20cm
· Security lighting lights the driveway and garage area. There is an outside light over the front door

Local Area
· Taxis operate in the local area
· The nearest shop is at the Quay West campsite (around half a mile away) or in New Quay itself (around a mile away)

The property itself
· Inside, the property is all on one level with the exception of the conservatory. There is a step down into the conservatory from the kitchen. French doors lead from the lounge area into the garden. There are two steps down into the garden from the lounge - 25cm and 20cm
· Open-plan lounge/kitchen/dining area
· There are 2 sofas (one 3-seater and one 2-seater) and a chair in the lounge
· The dining area seats 6 comfortably
· TV with remote control
· There are 2 rooms off the lounge - one twin bedroom and a smaller room with a double futon
· The main double bedroom is off a short (1m) corridor
· All beds have feather free duvet and pillows
· The bathroom has a shower over the bath, washbasin and toilet. There are two handrails - one either side of the bath
· All internal doorways are standard 740mm wide

Additional Information
· No mobile phone reception, a telephone is provided which accepts incoming calls and has a direct dial to key services, e.g. hospital, doctor
· The bungalow is non-smoking
· A maximum of 2 well-behaved dogs are allowed at any one time. Out of consideration for other guests, we strongly request that dogs are not allowed on any of the furniture and are kept out of the bedrooms
